Applications and referencing

When you find a property through us that you would like to rent, we complete an application and reference form for those wishing to live in the property or those acting as a guarantor (over the age of 18). We check photo ID, confirm address details and carry out credit checks. We also need landlord references, income, and employment references. Once these have been approved by the landlord, we draw up a tenancy agreement.

Tenancy agreement

Current tenancy agreements in Scotland means that there is no fixed term contract rule, and all contracts are considered rolling month-by-month. If you have a pet, please talk to us first so that we can gain agreement from the landlord. As a legal document, it’s important that tenants fully understand the terms of the agreement and we are on hand to explain everything to you should you have any questions about what you are signing. You may want to seek legal advice and we work with you to ensure that your solicitor receives the documentation.

Deposits

Tenants are required to pay a security deposit to secure the property and to cover any additional costs such as damage to the property. Once you have vacated the property at the end of the tenancy, the deposit will be returned. It’s a legal requirement for deposits to be protected in a tenancy deposit scheme. We use My Deposit Scotland so you can rest assured it has been kept safe. Details of the tenancy deposit scheme will be outlined in the tenancy agreement.
